Home Ownership

Habitat for Humanity home ownership is unique, because we serve families whose income level is not high enough to qualify for other home ownership programs.  Families need to meet the following criteria in order to qualify for consideration of Habitat for Humanity home ownership:

 

  • Earn 30-70% of the median Windham County household income (for example, approximately $17,600 to $41,090 or a family of four, using 2008 numbers).
  • Currently live in sub-standard housing (overcrowded, unsafe or family spending more than 50% of gross monthly income on rent).
  • Demonstrate the ability to purchase based on good credit history and steady income with solid work history.
  • Commit to 250 hours of “sweat equity” per adult family member (18 years and older).  At least 200  hours of that must be completed by the partner family members, while 50 hours may be completed by friends, extended family. Etc.  Of each 250 hours per dult, at least 200 hours must be direct construction help.  Fifty hours may be other assistance to the BAHFH Board (fundraising, mailing preparation, etc.) or training as approved by the BAHFH Board.  Accommodations may be made by the Board for extenuating circumstances such as a partner family member with a disability.)  Sweat equity not only provides needed labor hours to BAHFH, but also provides training and pride of ownership to the partner family.
